Find an Agent
If the best thing to do with your block is sell it, the right agent is one who prices it on what can be built, not on the house that is there — and who knows the builders and developers who buy that way.
Type your suburb or your address.
What they do
A selling agent appraises the property, recommends the method of sale (auction, expressions of interest or private treaty), markets it, negotiates with the buyers and takes it through to exchange. On a block with development potential the agent should be marketing the potential — the check result, the planner's advice — to the builders and small developers who pay for it, as well as to home buyers.
When you need one
When the check shows two or more homes and you would rather sell than build. When you want to know what the block is worth both ways — as a home and as a site — before deciding. And when neighbouring owners are thinking of selling together, since an amalgamated site is worth more than the sum of the parts and needs an agent who has run one.
How to choose
Ask for their last three site sales, not their last three house sales. Ask how they would market the development potential and who their builder and developer buyers are. Agree the fee and the marketing budget in writing before you sign the agency agreement, and keep the exclusive period short.
