Registered surveyors · the boundaries and levels
Find a Surveyor
Every Block Checker reading is subject to survey. A registered surveyor fixes the boundaries, the levels and the frontage on the ground — the numbers the architect designs to, the certifier checks against and the subdivision is drawn on.
Type your suburb or your address.
What they do
A detail and level survey (contours, trees, buildings, services, the neighbours' windows) is the base drawing for any design. A boundary identification survey re-marks the corners from the deposited plan. For a dual occupancy split or a terrace row the surveyor prepares the plan of subdivision and the section 88B instrument, lodges it with the certifier and Council, and registers it at NSW Land Registry Services.
When you need one
Before the architect starts — the design is only as good as the survey under it. Before exchange on a block you are buying for its potential, where a metre of frontage decides what it can carry. And at the end, for the subdivision certificate and the final titles.
How to choose
They must be registered with the NSW Board of Surveying and Spatial Information. Ask for a fixed fee for the detail survey and a separate one for the subdivision, and check they have lodged subdivisions with your council — the DP and 88B requirements differ.
