NSW Housing Pattern Book · Three to six storeys · R3 zones and the inner Low and Mid-Rise catchment
Mid-rise apartments
The mid-rise patterns are apartment buildings of three to six storeys for larger or corner lots in R3 zones and the inner part of the Low and Mid-Rise catchments. They go through a DA, not the ten-day pathway, but the pre-approved design still shortens the design and assessment time.
Site width is measured at the front building line, not the kerb. Every Pattern Book pathway is subject to survey: the designs absorb only the fall shown, and only a registered survey of levels can measure it. Bushfire prone land, flood control lots, heritage items and battle-axe lots are outside the fast-track for every pattern.
