NSW Housing Pattern Book · Four homes running back from the street · strata title

Row homes

Three or four two-storey homes side by side running perpendicular to the street, entered off a shared landscaped path or driveway down one side. From the street it reads as a single house. It needs only 13 m of width inside a Low and Mid-Rise area, so it is the four-home outcome for the standard 15 m suburban block that fails the terrace test.

500 m² / 13 minside an LMR area
600 m² / 15.5 moutside (13 m on a corner or rear lane)

2.7 mfall front to back the design absorbs

Site width is measured at the front building line, not the kerb. Every Pattern Book pathway is subject to survey: the designs absorb only the fall shown, and only a registered survey of levels can measure it. Bushfire prone land, flood control lots, heritage items and battle-axe lots are outside the fast-track for every pattern.
